Program Structure and Limitations
The Resident Benefits Package is offered as a bundled service. Individual services are not itemized or priced separately. No credits, substitutions, or reductions are provided if certain components are unavailable due to property design, system repairs and/or replacements, system compatibility, or other factors beyond Entwood Property Management’s control.
Participation in the Resident Benefits Package does not replace or reduce the Landlord’s obligations under applicable local, state, or federal law.
Renter’s Insurance Requirement
Option 1: Property Damage Liability Waiver Program (Automatic Enrollment) – If the Tenant does not provide evidence of the required renter’s insurance coverage by the Lease commencement date, Tenant has elected to be automatically enrolled into a property damage waiver liability program, separate from the RBP. Coverage will begin on the effective date of Tenant’s lease and continue throughout the term of the Lease or until evidence of required insurance coverage is provided. The monthly premium for the elected waiver liability program is $17.00 and provided through a third party provider as disclosed in the lease.
Option 2: Tenant Renter’s Insurance Policy (Policy Verification Required) - Tenant has elected to find, purchase, and maintain Tenant’s renter’s insurance policy that satisfies the Landlord’s coverage requirements. Tenant must provide evidence of the required insurance coverage by the Lease commencement date.Please be sure that your policy meets the following criteria prior to submitting:
● Policy meets or exceeds the required $100,000 in property damage and personal liability
● “Foxen” is listed as additional interested party and notification of changes must appear as “<Property Adddress> PO BOX 12367 Columbus, Ohio 43212.
● Proof of insurance must be uploaded at Foxen.com prior to lease start date.
It is Tenant’s sole responsibility to timely pay premiums directly to the Tenant’s insurance provider to avoid cancellation of coverage. If the policy is canceled or lapses at any time during the term of the Lease, Tenant agrees to be subsequently enrolled into the program referenced in Option 1 above.
Disclosures
California Fee Transparency Disclosure
The Entwood Resident Benefits Package and Insurance requirements is clearly disclosed prior to lease signing. It is not a penalty, convenience fee, or post-lease charge, and is not assessed for rent collection, payment processing, or habitability-related obligations.
The RBP and property damage liability program are value-based programs that provides tangible services and administrative support to residents during their tenancy. It is not a hidden or “junk fee” and is not intended to circumvent rent control regulations. Any fee is separate from rent and is not advertised or treated as rent.
Communication Consent
Residents consent to receive phone calls and SMS/text messages from Entwood Property Management and approved service providers using the contact information provided.
Communications may include service updates, maintenance coordination, account notifications, lease-related reminders, and program information. Standard message and data rates may apply. Communication methods may be modified or discontinued at Entwood’s discretion.
